Terrazzo Floor Repair: Filling Cracks and Polishing Restoration

Terrazzo is one of the oldest decorative floor materials in existence — a composite of marble, quartz, glass or granite chips set in cement or epoxy and polished to a smooth finish. Found in period commercial buildings, schools, hospitals and prestige residential properties across the UK, terrazzo floors are extremely durable but not immune to damage. Cracks, chips and loss of surface polish are all repairable by a specialist, and restoring terrazzo is almost always preferable to replacement given the material’s historical and aesthetic value.

Common Types of Terrazzo Damage

  • Hairline cracks — particularly common in cement-based terrazzo as buildings settle or where there is slight substrate movement beneath the floor
  • Impact chips and spalls — heavy object drops can spall or chip the surface layer, exposing the aggregate beneath or leaving a visible depression
  • Surface scratching and dulling — years of foot traffic, cleaning with abrasive products or use of inappropriate floor waxes can scratch and dull the polished surface
  • Divider strip damage — the metal divider strips that separate terrazzo bays can loosen, corrode or become proud of the surface, creating both tripping hazards and cosmetic problems
  • Staining — porous cement-based terrazzo can absorb oil, rust, dye and cleaning chemicals, creating difficult staining that requires specialist treatment

Crack Repair in Terrazzo

Hairline cracks in terrazzo are repaired using a colour-matched epoxy filler that bonds to the existing terrazzo and is then ground and polished flush with the surrounding surface. The challenge with terrazzo crack repair is matching the aggregate pattern — the chips, marble pieces and glass fragments within the terrazzo must be replicated in the repair area to achieve a convincing blend. A skilled technician will carefully source matching aggregate and introduce it into the filler to achieve the best possible match.

Chip and Spall Repair

Chips and spalls in terrazzo are addressed with matching epoxy filler combined with appropriate aggregate, built up to floor level, allowed to cure fully and then ground and polished level. The quality of the repair depends heavily on the skill of the technician in matching the matrix colour and aggregate mix of the original floor.

Surface Polishing Restoration

Scratched and dull terrazzo can be restored to its original polished finish through a process of diamond grinding (starting with coarser grits and progressing through finer grits) followed by honing and final polishing. This process removes the scratched surface layer and brings up a fresh, polished finish. It is labour-intensive but delivers a dramatic improvement in dulled or heavily scratched terrazzo.
