Surface Repair for New Build Homeowners: Snagging and Warranty Claims

Moving into a new build property is exciting — but for many homeowners, the snagging process reveals surface damage that should have been picked up before completion. Chipped worktops, cracked tiles, bath chips and floor damage are among the most common snagging items. Understanding your rights and how to get damage addressed — either through your developer’s defect period or through professional repair — is essential knowledge for every new build buyer.

What Is the Snagging Period?

Most new build homes are covered by a two-year developer warranty, during which defects — including surface damage caused during construction or fit-out — should be made good by the developer. A further structural warranty (typically NHBC Buildmark or similar) covers more serious defects for up to 10 years.

Surface Damage as Snagging Items

Chips, cracks and scratches in worktops, tiles, baths and sinks are legitimate snagging items if they were present at completion. The developer is responsible for having these repaired — either by their own team or by a specialist surface repair contractor. If your developer’s repair attempts are unsatisfactory, you are entitled to request a professional repair or a replacement.

Damage Discovered After Moving In

Surface damage caused during the move itself — from furniture removal, appliance installation, or unpacking — is not covered by the developer warranty. This is the homeowner’s responsibility. Professional repair is usually the fastest and most cost-effective solution.
