Moving into a new build is exciting — but the reality of modern housebuilding is that surface defects are common. Chips in bathroom tiles, scratches on kitchen worktops, marked doors, and scuffs on flooring are standard snagging items that your developer should fix before or after handover. Here’s how to approach it.
What Is Snagging?
Snagging is the process of identifying defects in a newly built property — anything that isn’t finished to the standard it should be. This includes cosmetic surface damage (chips, scratches, marks) as well as functional defects (doors that don’t close properly, tiles that aren’t grouted correctly, etc.).
You’re entitled to a snagging inspection before completion, and your developer is responsible for fixing genuine defects. Most new build warranties (such as NHBC Buildmark) cover structural defects for 10 years and general defects for 2 years.
Common Surface Defects in New Builds
- Chips and scratches in bathroom and kitchen tiles
- Scratches on worktops — often from fitting equipment
- Marks and chips on internal doors and door frames
- Scratches on hardwood or laminate flooring
- Chips in bath or shower tray enamel
- Inconsistent paint finish on walls, skirting and joinery
- Damaged or misaligned kitchen unit doors
What If Your Developer Won’t Fix It?
In practice, some developers are more responsive than others. If a developer disputes a defect, resolves it poorly, or simply fails to attend within a reasonable timeframe, you have several options:
- Escalate through the developer’s formal complaints process
- Contact the NHBC or your warranty provider if the defect is covered
- Seek independent resolution through the New Homes Ombudsman
- Commission an independent repair and seek reimbursement
