Natural stone floors — limestone, travertine, slate, sandstone, and similar materials — bring real character to a home but require different maintenance and repair approaches from manufactured flooring. Over time, stone floors scratch, chip, stain, and lose their finish. Professional restoration can bring them back to their original appearance — often better than cleaning alone can achieve.
Common Problems with Natural Stone Floors
- Surface scratches and dullness — foot traffic gradually scratches and dulls polished or honed finishes
- Acid etching — calcium-based stones (limestone, travertine, marble) react with acidic substances; common from cleaning products, wine, lemon juice
- Chips and cracks — impact damage, particularly at corners and edges of tiles
- Pitting and spalling — particularly common in travertine, which has natural voids that can enlarge over time
- Staining — oil, wine, rust and other stains that penetrate unsealed stone
- Grout deterioration — crumbling or discoloured grout in the joints
Restoration Approaches by Stone Type
Limestone and Travertine
Both are relatively soft calcium-based stones. Travertine has natural voids (holes) that are typically filled with grout or resin at installation — these can open up or discolour over time. Restoration involves filling voids, honing to remove surface damage, and polishing or sealing to the desired finish.
Slate
Slate is harder than limestone but can delaminate (split in layers) or chip along cleavage planes. Surface chips can be filled; delamination may require tile replacement. Slate’s natural uneven surface means cosmetic repairs blend particularly well.
Sandstone
Sandstone is porous and susceptible to staining. Surface damage can be addressed by careful sanding and refinishing. Sealing is important — unsealed sandstone stains very readily.
When to Call a Professional
Stone floor restoration — particularly grinding, honing and polishing — requires specialist machinery and experience to avoid creating an uneven finish. DIY attempts on stone floors frequently make the problem worse. For anything beyond light cleaning and sealing, professional restoration is the right approach.
